Brewhouse Apartments: A testament to adaptive reuse comes to Warsaw

In the heart of Warsaw, where history intertwines with contemporary urban life, the Brewhouse Apartments project by JEMS Architects Studio is a remarkable testament to adaptive reuse and architectural creativity. This residential complex, transformed from a historic brewery into modern living spaces, offers a distinctive blend of heritage preservation and cutting-edge design. The design stands out for its façade, made of mobile shutter panels in a copper colour. These panels allow the façade to change its form, which in turn makes the entire building feel more alive.

The project is located in a previously undeveloped area of 4.4 ha and forms part of a broader masterplan, also by JEMS, that includes commercial, residential, business, and recreational development.  This new, nearly 30-meter apartment building is situated where an old malthouse was formerly located. The industrial compound was a formal point of reference for the architecture, specifically its recessed outline from the south side and rooftop form. The width of the apartment building matches the width of the historic walls.

The building is situated at the centre of the masterplan development and the convergence of the essential circulation tracts and public spaces. Nearby, there is plentiful public space, including three different squares.

The strikingly modern façade owes its nature to opening shutter panels filled with a copper-coloured aluminium net. Thanks to the elements' mobility, the façade shimmers in daylight. Residents can cover part of their walls and windows to control privacy and the amount of daylight reaching the interior. 
Behind the shutters, walls are finished with grey plaster, providing a neutral backdrop to the copper-red mesh and the compositions that derive from its movement. Alongside this, aluminium doors and windows, powder-coated in graphite, were specified.

The building has 76 apartments in total, with floor plans and areas ranging from studios to double-storey penthouse units. 
The design for the Brewhouse Apartments complex received the SARP award in 2021 for multi-family residential buildings, the Grand Prix of the President of Warsaw, and an honourable mention in the TOP Building 2022 ranking.
